Before you start

What do you need to apply for a mortgage?

You need basic personal details, proof of income, recent asset statements and information about the property. You can start the application without every document in hand, but having these ready usually makes approval faster.

About you

  • A valid government-issued photo ID
  • Social Security numbers for everyone on the loan
  • Two years of home addresses and employer names

Income

  • Pay stubs covering the most recent 30 days
  • W-2s for the last two years
  • Two years of personal and business tax returns if you are self-employed, paid on 1099s or earn rental income
  • Award letters for Social Security, pension or disability income, if any

Assets and debts

  • The two most recent monthly statements for checking, savings and investment accounts
  • Details of any gift funds and who is giving them
  • Information on current debts such as car loans, student loans and child support

The property

  • Buying: your signed purchase contract and your real estate agent’s contact details, once you have them
  • Refinancing: your latest mortgage statement and homeowners insurance declarations page
  • VA loans: your Certificate of Eligibility or DD-214

Every loan is different, and the lender may ask for additional documents during underwriting. Not sure what you can afford yet? Try the affordability calculator first.

The process

What happens after you apply?

After you apply, Jeremy reviews your file, compares lenders and keeps you updated through underwriting to closing. Timelines vary by loan type and property, but these are the usual steps.

  1. 1

    Application review

Jeremy reviews your application, confirms the details with you and, with your authorization, reviews your credit.

  2. 2

    Lender comparison

As an independent mortgage broker, Jeremy compares loan programs from multiple wholesale lenders and walks you through the options that fit your goals.

  3. 3

    Loan Estimate

Once a lender has the six key pieces of information for your application, federal rules require it to send you a Loan Estimate within three business days.

  4. 4

    Processing and underwriting

You upload your documents, the appraisal is ordered, and an underwriter verifies income, assets, credit and the property. Conditions, if any, are cleared together.

  5. 5

    Closing

You receive your Closing Disclosure at least three business days before closing, review the final numbers, and sign.

Common questions

Questions about applying online

Most people finish the online application in roughly 10 to 20 minutes when they have their employment history, income figures and account balances handy. Documents can be uploaded afterwards.

No. Submitting an application does not obligate you to take the loan, and it does not lock an interest rate. You are only committed when you sign your closing documents.

A full mortgage application includes a credit check, which usually shows as a hard inquiry. Credit scoring models generally treat several mortgage inquiries within a short shopping window as a single inquiry, so comparing options does not multiply the impact.

Yes. Applying before you shop is how you get a pre-approval letter, which shows sellers you have already been reviewed by a lender. Jeremy can update the letter for each offer you make.

Yes. A spouse, partner or family member can apply with you. Each co-borrower provides their own income, asset and credit information, and their income can help you qualify.

That is fine. Call or text (480) 677-0644 and Jeremy can take your application by phone or meet you at the office in Chandler. You can also send a message first.

This is not a commitment to lend. All loans are subject to credit approval, underwriting guidelines and program availability.
