What does a mortgage quote include?
A mortgage quote shows the rate, APR, costs and estimated payment for your scenario, so you can see the full price of the loan rather than just the rate.
Interest rate
The rate used to calculate your principal and interest payment for the program and lock period quoted.
APR
The annual percentage rate, which folds certain loan costs into a yearly rate so offers can be compared on equal terms.
Points or lender credits
Any discount points you would pay to lower the rate, or lender credits you would receive in exchange for a higher rate.
Lender fees
Origination, underwriting and processing charges, shown separately from third-party costs.
Estimated monthly payment
Principal and interest, plus estimates for property taxes, homeowners insurance, mortgage insurance and HOA dues where they apply.
Estimated cash to close
Down payment, closing costs and prepaid items such as insurance and escrow deposits, less any credits.
How quickly will you get your quote?
Quote requests sent during business hours are usually answered within about an hour. Requests that arrive after hours are typically answered the next time the office is open.
Office hours are Mon–Fri 8:00am–6:00pm · Sat–Sun 10:00am–5:00pm (Arizona time). Scenarios with self-employed income, investment properties or unusual property types can take a little longer, because lenders may need to review them before pricing.

How should you compare mortgage quotes?
Compare mortgage quotes on the same terms, on the same day, and look at total cost as well as the rate.
- Compare quotes priced on the same day, because mortgage pricing can change daily
- Match the loan program, loan amount, term and lock period on every quote
- Look at the APR and the total of points and lender fees, not just the rate
- Check whether a lower rate is being bought with discount points
- Compare Section A (origination charges) of each Loan Estimate side by side
Mortgage quote questions
Quotes are estimates, not a commitment to lend. Rates and terms can change without notice. All loans are subject to credit approval, underwriting guidelines, property review and program availability.
