- VA loan
- A home loan guaranteed by the U.S. Department of Veterans Affairs for eligible veterans, service members and some surviving spouses, often with no down payment and no monthly mortgage insurance. In the glossary : VA loan
- VA funding fee
- A one-time fee paid to the VA on most VA loans, which can be paid at closing or added to the loan. Some borrowers are exempt. In the glossary : VA funding fee
- Funding fee exemption
- Veterans receiving VA disability compensation, some Purple Heart recipients and certain surviving spouses don't pay the funding fee.
- Entitlement
- The amount the VA will guarantee for you. Full entitlement lets eligible buyers borrow without a VA loan limit; partial entitlement can affect how much you can borrow with no down payment.
- Certificate of Eligibility (COE)
- The VA document that confirms you qualify for a VA loan and shows your entitlement. Your lender can usually request it for you.
- Residual income
- Money left each month after major expenses and the new house payment. The VA uses it alongside debt-to-income to check that the loan is affordable.
Frequently asked questions
Eligible borrowers with full entitlement can usually buy with no down payment, subject to the lender's credit and income guidelines. Putting money down is optional, and it can lower the funding fee and the loan amount.
The fee depends on whether it's your first VA loan or a later one, and on how much you put down. If you are exempt, for example because you receive VA disability compensation, choose exempt and the fee drops to zero.
No. VA loans don't have monthly mortgage insurance, which is a big reason the payment is often lower than other low-down-payment loans. The one-time funding fee replaces it.
Yes, most borrowers finance the funding fee by adding it to the loan amount, which is why the calculator shows both the base loan and the loan including the fee.
Yes. VA eligibility can be used again, and entitlement can be restored after a VA loan is paid off. Later use usually carries a higher funding fee unless you are exempt.
