Frequently asked questions
Interest is charged on the remaining balance, and the balance is highest at the start. As the balance falls, less of each payment goes to interest and more goes to principal, which the schedule shows month by month.
It is the month when more of your payment starts going to principal than to interest. On a long loan that can take many years; extra payments or a shorter term bring it much sooner.
The yearly view is easiest for the big picture, such as how much interest you pay each year. The monthly view shows the exact balance after any payment, which helps when planning a refinance or sale.
No. An amortization schedule covers only principal and interest, because taxes and insurance do not reduce the loan. Use the Monthly Payment calculator to see the full payment including escrow.
On a fixed-rate loan the schedule stays the same unless you pay extra, recast or refinance. On an adjustable-rate loan the payment can change when the rate adjusts, so the schedule would be recalculated.
