Spring in the East Valley: A Homeowner and House-Hunter Checklist
Spring is the East Valley's best season to explore neighborhoods and get your home ready before summer heat arrives.
Spring is the best time of year to explore Chandler, Gilbert, Mesa, Queen Creek and the rest of the East Valley. The weather is perfect for walking neighborhoods, visiting parks and local markets, and checking out what everyday life feels like before you commit to a home.
If you are house hunting
- Visit at different times of day. A quiet street on a Sunday morning can feel different at school pickup.
- Drive your actual commute during rush hour, including the US-60, Loop 101 and Loop 202 if they're part of your route.
- Ask about HOA rules and dues, which are common in East Valley communities and part of your monthly payment.
- Check the age of the roof and the AC system. In the desert, the cooling system is one of the most important things to inspect.
If you already own
- Schedule AC service before summer.
- Check roof and gutters ahead of monsoon season.
- Review your homeowners insurance and property tax escrow so there are no surprises.
- If you are planning upgrades, compare a HELOC with a cash-out refinance.
