The short answerSix months out, check your credit and build savings; one to three months out, get pre-approved and pick an agent; while shopping, focus on the home's systems; once under contract, keep your finances frozen and answer document requests quickly.

3–6 months out: get your finances ready

Pull your free credit reports and dispute any errors now, because fixes can take weeks. Avoid opening new credit or financing furniture or a car. Start a folder with two years of W-2s or tax returns, recent pay stubs and two months of statements for every account.

Set a savings target that covers your down payment, closing costs and a cushion you won't touch. You may need less down than you think: see low down payment options and Arizona down payment assistance.

1–3 months out: pre-approval and your team

Get pre-approved and learn your real monthly payment: principal, interest, taxes, insurance, mortgage insurance and any HOA dues. Then choose an agent who works your target neighborhoods every week.

If family is gifting part of your down payment, tell me early. Gift funds are allowed on most programs; they just need a short, correct paper trail.

House hunting and your offer

Tour with a checklist and look past the staging.

  • Roof age and condition (ask about monsoon damage history).
  • AC system age and service records.
  • Water heater, electrical panel and plumbing.
  • Pool equipment and safety features, if there is a pool.
  • Signs of water intrusion, cracks or pest issues.

Keep your inspection period. Skipping it to compete is how first purchases turn into expensive lessons.

Under contract to closing

Schedule your inspection right away and attend it. Keep your finances steady.

  1. 1No new credit cards, car loans or big purchases on credit.
  2. 2No large cash deposits you can't document.
  3. 3No job changes without talking to me first.
  4. 4Arrange homeowners insurance a couple of weeks before closing.
  5. 5Review your Closing Disclosure and confirm wiring instructions by phone with escrow.
  6. 6Do the final walk-through, sign and get your keys.

Key takeaways

  • Freeze your credit habits from pre-approval to closing.
  • Budget for closing costs and reserves, not just the down payment.
  • Attend your inspection; it is the best education a buyer gets.
  • Tell your lender about gift funds early.
