The short answerChoose location first and house second: test the commute at rush hour, check school boundaries, read HOA rules, and spend time in the neighborhood at different times of day.
Price the commute honestly
A cheaper home farther out can cost more in time and fuel. Drive the commute at the times you'd actually travel, including the US-60, Loop 101 and Loop 202 if they are part of your route, and factor that cost into your budget.
Schools matter even without kids
School boundaries influence demand and resale. Check the exact boundary for each address on the district's own website, since boundaries can differ from city lines and can change.
Understand the HOA
Many East Valley communities have homeowners associations. They can maintain amenities and standards, but they also have rules and dues.
- Monthly or quarterly dues and what they cover.
- Rules on rentals, parking, RVs, solar, pools and exterior changes.
- Any pending special assessments.
- The HOA dues are part of your monthly housing cost for loan qualification.
Read the neighborhood signals
Visit on a weekday evening and a weekend morning. Notice traffic, noise, lighting, upkeep and how far you are from groceries, parks and healthcare. Check flood-zone information and nearby planned development, and talk to neighbors if you can.
Think about the long term
Ask yourself where you'll be in five to ten years. A neighborhood that fits a growing family, a future home office, or easy access for aging parents can save you an expensive move later.
